The dilemma

Since October 1994, Letting Agents have been organising inspections for gas appliances, more recently electrical appliances and furniture and furnishings. Management Companies and Letting Agents now have the unenviable task of:-

Contacting a CORGI registered engineer, verifying his Approved Code Of Practice (ACOP) qualifications. PLEASE NOTE:- Engineers can only carry out gas work depending on the relevant ACOP grades achieved.

Co-ordinate a time for both the tenant and tradesman to carry out the inspection or repair work. This can involve:-

(1) Telephoning a gas engineer or electrician and receiving an answer-phone message, a family member answering the telephone or being advised to call a mobile phone, which is invariably switched off. When finally accomplished step two.

(2) Calling the tenant to arrange the appointment. The tenant is normally at work or out during the day. The best time to call is early evening, outside office hours.

With a multitude of properties to consider, these chores waste a great deal of valuable time, effort and money. Most companies have to absorb these time wasting costs within their current fees, on top of which the whole procedure is repeated annually.
